To have at least 5 years of experience or more as Residential Property Manager.
- Plans and organizes personal sales strategy by maximizing the Return on Time Investment for the territory/segment.
- Analyzes the territory/market’s potential and determines the value of existing and prospective customers’ value to the organization.
- Keeps abreast of product applications, technical services, market conditions, competitive activities, advertising and promotional trends through the reading of pertinent literature and consulting with marketing and technical service areas.
- Creates and manages a customer value plan for existing customers highlighting profile, share and value opportunities.
- Recommends changes in products, service, and policy by evaluating results and competitive developments.
- Provides historical records by maintaining records on area and customer sales.
- Researches sources for developing prospective customers and for information to determine their potential.
- Coordinates sales effort with marketing, sales management, accounting, procurement and technical service groups.
- Keeps management informed by submitting activity and results reports, such as daily call reports, weekly work plans, and monthly and annual territory analyses.
- Supplies management with oral and written reports on customer needs, problems, interests, competitive activities, and potential for new products and services
- Reports all communications in writing both internally and with the client.
- Monitors competition by gathering current marketplace information on pricing, existing products/services, new products/services, etc.
- Maintains professional and technical knowledge by reviewing professional publications; establishing personal networks; participating in professional societies.
- Achieves maximum sales profitability, growth and account penetration within an assigned territory and/or market segment by effectively selling the company’s products and/or related services.
- Establishes, develops and maintains business relationships with current customers and prospective customers in the assigned territory/market segment to generate new business for the organization’s products/services.
- Services existing accounts, obtains orders, and establishes new accounts by planning and organizing daily work schedule to call on existing or potential clients.
- Personally contacts and secures new business accounts/customers.
- Promotes/sells/secures orders from existing and prospective customers through a relationship based approach.
- Makes telephone calls and in-person visits and presentations to existing and prospective customers.
- Adjusts content of sales presentations by studying the type of client and the nature of the work involved.
- Demonstrates products and services to existing/potential customers and assists them in selecting those best suited to their needs.
- Resolves customer complaints by investigating problems; developing solutions; preparing reports; making recommendations to management.
- Expedites the resolution of customer problems and complaints.
- Develops clear and effective written proposals/quotations for current and prospective customers.
- Participates in trade shows and conventions.
- Maintains full coordination with the Project Manager, Procurement Officer and the respective Supervisors which includes but is not limited to:
o Pricing the BOQ submitted by the Procurement Officer.
o Keeping Operations in copy on all communications involving operations
